The Bliss Team will begin the process of design and construction, of the project, by establishing the project program based on a timetable and budget acceptable to the Owner. With all projects, milestones are established and are treated as goals within the project that must be met, while understanding that like most projects, the Project is budget driven as well.
The project program will delineate the division of responsibilities and duties between the Owner, the Construction Manager, Architects/Engineers (A/E), Contractors and Suppliers. This is required at the beginning of any project to insure stability and cohesiveness throughout the life of the project.
Once a project program is in place, then the team will begin the selection process of preliminary consultants and testing agencies. This will ensure that proper procedures and programs are in place for the design that can be followed through to construction.
Upon the preliminary design of the building being complete, a design development estimate will be completed by our Preconstruction Manager. The estimate will include a tremendous amount of input from Contractors representing the individual trades that make up the project. At that time, the estimator will also receive value engineering suggestions to understand the value of alternative methods, materials, systems and vendors to obtain the most economical process in achieving the Owners’ objective.
During the design and initial pricing stage, as well as during the remaining phases, product delivery and availability will be verified to insure timely arrival for construction. At this time, project design and product use can be altered, with minimal impact on the project, due to material availability, labor phasing or scheduling conflicts.
Throughout this phase of the project, monthly meetings will be held with the Owner, Architect/Engineer and consultants to ensure a clear line of communication between all parties and to update those individuals that are not involved in the day-to-day communications. At such meetings, the schedule will be reviewed, value engineering methods and products will be discussed, and the project cost breakdown will be reviewed.
Prior to the construction documents being complete for bidding, Bliss Construction will prepare the bid form for the bidding process, which will be submitted by individual contractors bidding on the project. Included within the bid form will be a Scope of Work, Insurance Requirements, Experience Questionnaire, Change Order overhead and profit limit (markup), Completion Time, Non-Collusion Form and major subcontractors and suppliers will be required to furnish a Performance and Payment Bond.
